  4. Lowlife tenants are crafty. I had a tenant tape a bag of frozen vegetables over the thermostat so the boiler is constantly running and the apartment was 80 degrees. When they opened windows you could actually see a heatwave in February. Bastards, i had separate electric meters for tenants to pay but heat and hot water was my responsibility. It was a three family house & I was very fair by keeping the thermostat at 72. After that, i installed an outdoor temperature sensor to turn on/off the boiler as needed & nobody can touch it. In NY it takes a minimum of 3 months to evict if all goes smooth and the courts are not landlord friendly. Not every landlord is rich but the courts see it that way. Being a landlord is not all roses especially if you're a small landlord just starting out. Keep a good amount of cash from the rent profits on hand for repairs, unexpected repairs & evictions.

Hwo is it that you James are a moderator or in control of moderators that control over half the review boards in your market area. I have filed for more information on you and have a very tech savvy friend of mine looking into your personal life. I will be exposing what i have learned on your videos. Since you refused to meet with me when i went to your office to ask you myself. I dont think the PD will like the information i have gathered. I know the IRS will have something to say. I have invested over 3000 dollars into digging up everything i can. You are a prick. I can't wait to destroy you.

  8. They were not on the lease for the other unit, so no, they should not have been able to move into the other unit. But, having said that, I have seen this happen, many times in apartment buildings, they move from one apartment to another, move in with other people, happens all the time. You need to really get that 1st, last and security deposit. Average rent is about 1600 a month, so when you ask for 5 grand, most people that would be problems don't have that, so you get decent tenants. That said, you still get a few that slip through. Overpopulation is a HUGE problem, and with that comes poor people with nowhere to live. We need to have a min requirement for people to be allowed to have children. If we set the min requirement of 1 million dollars in the bank, that could not be used for anything other than raising the child, in 30 years, there would not be any new poor people. We would not need welfare, food stamps, medicaid, etc.. But for all the words that come out of politicians mouth's, they don't have the chops to create a min child fee to allow people to have a child. Poor people only create more poor people, and if you don't have an extra 1 million in the bank, you are poor, that is just the way it is. But people like to pretend that is not the case. I live in a place where there are 2000 poor people in an area of 1 sq mile. It is not good, not by any standard. Place like this would slowly phase out if we started a no child policy for people who are poor. It is horrible for the children. It is a form of child abuse to raise them in a poor family.

  9. It will get to the point that there will be nowhere for people to rent. My niece complains that rent is too high. I agree it is. But I see why. Including with my niece. She doesn't keep her place clean. When I rented, I kept my house clean, and my lawn mowed. I planted flowers. I wanted my yard to look as good as if I owned it. My dream was to someday own my own home. I repaired problems in my rentals, and simply told my landlords they were fixed, as long as they were simple, inexpensive fixes. Never asked for rent adjustments. I treated it as if it were my own home. I've had landlords tell me the tenant would call, because a lightbulb was out. Who does that? No, I'll never rent a property. I do own property now, but I will sell it, rather than rent it, and make a profit. Let those who destroy, live on the streets, and wonder where they went wrong. I see it. I feel for the few who would treat their rental like home, the way I did.

  10. i can get what he did…its a duplex; diff entrances and leasing addresses …trying to dodge the eviction the way they did initially was just silly but telling the neighbors to bring their stuff into his place..well what can ya do…he was still in possession legally since his eviction date had not not been enforced…mabye he was just trying to watch out for his neighbors and the family – didn't want their stuff destroyed. i cant imagine he had a good time of it with 2 households of stuff in one house.

I work as a leasing agent so I often Landlord for the owner, and you get some people who you would deem reasonable become insane when it's time to enforce ANY kind of rules or regulations on the tenant (no smoking, no pets, keep the outside of the property in a good display, etc). I haven't had an eviction, however we have two 12 unit apartments in which the rents haven't been increased in THREE YEARS and just know things are getting crazy already.
